As a consultant at Engel & Völkers in Madrid, one question kept me up at night: how do I talk to a homeowner before they decide to sell on their own through a portal? By the time the listing appeared, the conversation came too late. After many months looking for an answer, I sketched on a napkin a system that would spot owners intending to sell, so we could offer them advice before they published anything, always with their consent. That is how ATLAS was born. Caelum was founded in July 2025 to turn that idea into a company. Fernando Stimac Jaén, founder.
Many owners sell or rent on their own because they think it is easy, and end up with a poor price or a bad tenant. ATLAS makes it possible to offer them advice when they start thinking about selling, before the listing.
The owner thinks selling alone is easy and lists the property. They often end up with a bad deal, and the agency arrives after the decision is made.
Land registry, public records, official gazettes and portals sit in sources nobody brings into one view.
It depends on each agent’s personal network. It does not scale without more people.
ATLAS is built with GDPR and the AI Act at its core: analysis never authorises contact, only the owner does.
Tiered SaaS for agencies and a subscription for homeowners after two free valuations.
Every outcome an agent records improves the score for every client.
